  • Faulty Flashing: Metal flashing protects critical transitions, around chimneys, skylights, and walls. When metal flashings or sealants rusts, cracks, or pulls away with house movement, it becomes the leading entry point for water.
  • Roof Penetration Leaks: Vents, Pipes, and Pipe Boots - the rubber or metal boots sealing plumbing vents and exhaust pipes degrade over time, making roof penetrations one of the most common sources of a leaking roof.
  • Damaged, Missing, or Worn Shingles: Cracked, curled, or wind-blown shingles expose the underlayment beneath, leaving your roof vulnerable — especially on systems 20+ years old or after severe weather.
  • Roof Valley Leaks: Where two roof slopes meet, water volume is highest. Debris  buildup, a puncture or poor installation in these valleys can quickly lead to a leak.
  • Skylight Leaks: Degraded seals, cracked glazing, or improper flashing around skylights are frequent sources of interior water damage.

Sometimes we have real winters here in North Texas….during freeze events ice dams create the same problem, melting ice can pool behind an ice dam and water can be redirected back up under shingles.
  • Chimney Leaks: Often we are called to investigate a roof leak only to find a chimney in disrepair and allowing water in through the chimney siding, or through old mortar cracks, rusted flashing or chimney settling that create gaps that allow water into the structure.
  • Satellite Dishes: One of the most common culprits of roof deck rot and roof leaks. Lag screws and large and an easy spot for water to gain entry not waterproofed properly. Sometimes a dish catches too much wind and movement creates the problem. Or, simply poor original installation by a person who is not roof repair certified.
  • Other sources: Poor original installation, exposed nails, condensation in poorly ventilated attics, and general aging of the entire roof.

Larger repairs (involving flashing, multiple shingles, or chimney work) can range from $900 to $2,500 for quality repairs. Repair costs depend on the roof (height, pitch, difficulty) and how much damage (like rotted wood) is found.

Small, easy-to-reach leaks (like a cracked shingle or loose vent boot) can sometimes be temporarily fixed by homeowners using patch kits.

Most standard roof leak repairs can be completed within one day (4–8hours). Complex leaks involving chimneys, valleys, or extensive water damaged areas may take longer.

Insurance usually covers sudden leaks caused by storms, hail, or wind.It typically does not cover leaks from normal wear and tear or poor maintenance. We can help evaluate and document the damage.
