Roofing Inspections & Estimates

We do offer roof inspections - we provide an honest assessment of your roof's condition. If your roof is in good shape, we'll tell you. We believe honesty builds long-term relationships, and our reviews reflect that. To cover our costs, we’ll invoice a modest $125. when the appointment is scheduled. (#7 FAQ)

What about companies advertising free inspections? (#7 FAQ)
After more than 20 years in this industry, we know that nothing is truly free. "Free inspection" models often recover their cost through aggressive upselling, inflated scopes, or unnecessary repairs. Our insurance policies go up every time we, as consumers, file a claim or replace our roof. We'd rather charge a fair, transparent fee for a genuine professional service than give you a "free" visit that ends up costing you far more.

You're not just paying for someone to climb on your roof — you're paying for expert eyes, honest conclusions, and documentation you can use for insurance conversations, maintenance planning, or peace of mind. And if you choose to move forward with repairs or a replacement, the service call fee is waived, or credited toward your project.

A thorough inspection is the only reliable way to know for sure. Signs that may indicate replacement include shingles that are cracked, curling, or missing; granule loss in gutters; sagging ridgelines; water stains in the attic; or a roof that is 20+ years old. We inspect both the exterior and attic to give you a complete and honest picture.

Our inspections cover both the exterior and interior. Exterior items include shingle condition, flashing, fascia, gutters, chimney, pipe boot seals, ridge and hip lines, and overall structural integrity. Attic inspections check for water damage, ventilation adequacy, insulation levels, and signs of mold or moisture intrusion.

Most standard residential inspections take 30 to 60 minutes depending on the size and complexity of the roof. We document our findings with photos and walk you through everything we find.

A detailed estimate from Roofing Solutions includes materials (with brand and grade), labor, removal and disposal of the existing roof, any identified decking repairs, underlayment, flashing, ridge vents, drip edge, and cleanup. There are no surprises — everything is spelled out in writing before work begins.

Insurance Claims & Storm Damage

In many cases, yes — homeowner's insurance covers storm damage caused by hail, wind, or other covered perils. Each policy is different, so your deductible and coverage details will vary. We help guide you through the process so you understand exactly what to expect.

Yes. If enough damage has occurred to warrant a claim, and we are your contractor on record, we will be happy to advocate for you and be present when the adjuster inspects your property. We want to ensure that all legitimate damage is properly documented on your behalf. This step alone can make a significant difference in the outcome of your claim.

ACV stands for Actual Cash Value — this is the depreciated value of your roof at the time of the loss. RCV stands for Replacement Cost Value — this is the full cost to replace your roof with like materials, without depreciation applied. Many policies start with an ACV payment and release the remaining depreciation (called "recoverable depreciation") once the work is completed. We help you understand exactly what your policy entitles you to.

A supplement is additional compensation requested from the insurance carrier when the original scope or pricing did not fully cover the cost of repairs. This can happen when hidden damage is discovered during tear-off, or when material and labor costs have increased. Yes — we can handle supplemental claims on behalf of our customers as a standard part of our insurance claim process. We want to ensure that all storm damage be repaired for you.

In Texas, contractors are not allowed to negotiate insurance claims on behalf of homeowners. State law (Texas Insurance Code §4102) permits only the policyholder, a licensed public adjuster, or an attorney to negotiate claim settlements with an insurance company.

However, a contractor can still play an important role in the process. Contractors may inspect the damage, prepare repair estimates, and discuss the scope of work with the insurance adjuster to help ensure the repairs are properly documented.

Our job is to provide accurate assessments and high-quality repairs. You remain in control of your insurance claim. Roofing Solutions advocates for our customers within legal boundaries to ensure you receive a fair settlement.

If you have a mortgage, your insurance check may be made out to both you and your mortgage lender. In that case, your lender must endorse the check before funds can be released. We help our customers navigate this process, so it doesn't delay your project start date.

Your deductible is the amount you are responsible for paying out of pocket before your insurance coverage kicks in. For example, if your claim is approved for $12,000 and your deductible is $2,000, your insurance will pay $10,000. Be cautious of any contractor who offers to "waive" your deductible — this is insurance fraud and illegal in Texas (Texas Insurance Code §707.002).

Materials & Product Selection

We are both GAF Certified and TAMKO Gold Certified, meaning we install manufacturer-approved systems that qualify for their higher-level warranties. We work with asphalt shingles, architectural shingles, impact-resistant shingles, metal roofing, flat/TPO roofing for commercial applications, and various specialty systems.

We recommend impact-resistant shingles for North Texas homeowners. Our region is one of the most hail-active in the United States. Class 3, and Class 4 shingles are independently tested to withstand larger hailstones and often qualify homeowners for insurance premium discounts. They also typically come with stronger manufacturer warranties.

Standard 3-tab asphalt shingles can last 15 to 20 years in ideal conditions. Architectural (dimensional) shingles typically last 25 to 30 years in ideal conditions. Premium impact-resistant shingles and metal roofing can last 30 to 50+ years. Proper ventilation, installation quality, and regular maintenance all play a significant role in roof longevity.

Yes. We replace all compromised flashing, install new drip edge, and replace rubber pipe boot on every full replacement. These components are critical to a watertight roof system and are never overlooked or reused when worn.

Yes. We use synthetic underlayment on all full replacements. Synthetic underlayment is significantly more durable and moisture-resistant than traditional felt paper, providing better protection during installation and throughout the life of the roof.

Yes. Ice and water shield is a self-adhering waterproof membrane applied in vulnerable areas such as valleys, around chimneys, and other penetrations. It provides an extra layer of leak protection in the areas most susceptible to water intrusion.

Absolutely - and this is one of the most overlooked aspects of roofing. Proper attic ventilation extends shingle life, reduces energy costs, and prevents moisture buildup that can lead to mold and structural damage. We assess ventilation on every project and make recommendations accordingly.

In most cases, yes. We work with a wide selection of shingle colors, styles, and textures across multiple manufacturers. Where an exact match is not possible — for example, on a discontinued product — we will present you with the closest available options so you can make an informed decision.

The Replacement Process

Our process follows these stages: (1) Inspection and estimate, (2) Contract signing and scheduling deposit, (3) Material ordering and delivery, (4) Job day — removal of the old roof, deck inspection and repair if needed, installation of underlayment and new roof system,

(5) Detail work — flashing, ridge caps, pipe boots, ventilation, (6) Thorough cleanup including magnetic sweep of the yard, (7) Final walk-through with the homeowner, (8) Certificate of completion signed, (9) Invoice submitted and warranties registered.

Most standard residential roof replacements are completed in one to three days. Larger homes, steep roofs, complex designs, or adverse weather conditions may require additional time. We will communicate your expected timeline clearly before the project begins.

Absolutely — you're welcome to stay home and keep an eye on the progress. Here's what to expect and a few simple things to keep in mind:

  • Noise and debris are normal throughout the workday — it's a big job and it will be loud.
  • Please stay off the roof and out of the work area for your safety and ours.
  • Give your attic a quick look before we start — vibration from construction can shift loose items.
  • Pets that are noise-sensitive may be more comfortable at a neighbor's or doggy daycare for the day.

We'll take care of the rest!

Our crews typically begin between 7:00am and 8:00am and work through the day. We respect neighborhood courtesy and do not begin work at unreasonable hours. Your project manager will communicate the schedule with you in advance. If your neighborhood is part of an HOA we will adhere to the work guidelines.

Before work begins, our crew conducts a safety and property assessment. We utilize chute nets and ground nets. We establish debris drop zones away from landscaping, place tarps to protect flower beds and exterior features, and take care around windows, HVAC units, and yard décor. Our goal is to leave your property the same or better than we found it.

All tear-off materials are loaded into trailer and hauled away for proper disposal. Dump fees are included in your estimate. We perform a thorough cleanup at the end of each workday, including a magnetic sweep of the entire yard to collect any nails that may have fallen during the project.

Permit requirements vary by municipality. In many North Texas cities, a permit is required for a full roof replacement. We discuss permit requirements with you during the estimate process and handle the application on your behalf. We also set proper expectations for any required city inspection, which typically requires the homeowner to be present.

Yes - always. Once the old roofing material is removed, we inspect every square foot of the roof deck for rot, damage, or weakness. Any compromised decking is replaced before the new roof system is installed. This is documented with photos and communicated to you before any additional work proceeds.

Cost, Payment & Financing

The cost of a roof replacement depends on the size of your home, roof complexity, pitch, selected materials, and any decking repairs needed. Prices can range from a few thousand dollars for a small repair to $15,000 or more for a full roof replacement.

Historically we have not required deposits on jobs less than $40,000. We may collect a scheduling deposit to secure your spot on our production calendar. For insurance jobs, the ACV (first insurance check) typically serves as the scheduling deposit. The remaining balance is collected upon completion of the project.

We accept check, ACH bank transfer, and major credit cards. Details are provided at the time of contract signing.

If additional damage is discovered during tear-off - such as rotted decking that was not visible during the initial inspection - we will document with photos and contact you before proceeding. Field Change orders require your written or verbal authorization before any additional work is performed.

Yes, some contractors make this offer — and it is illegal in Texas (Texas Insurance Code §707.002). Waiving, covering, compensating, forgiving, reimbursing or discounting an insurance deductible is considered insurance fraud under Texas law. Roofing Solutions DFW will never make this offer. We operate with full integrity on every transaction, and we encourage you to avoid any contractor who suggests it. For Homeowners this can be treated as a Class B misdemeanor, which may carry penalties of up to 180 days in jail and fines up to $2,000.

Warranties & Quality Assurance

Your new roof comes with two layers of warranty protection: (1) Manufacturer warranty - covers defects in the roofing materials themselves. As a GAF Certified and TAMKO Gold Certified contractor, we are authorized to offer enhanced manufacturer warranties that surpass what non-certified contractors can provide. (2) Workmanship warranty - covers the quality of our installation. AND, you can also register for additional warranty amounts because of our status as a Directorii Guaranteed Contractor as well as the additional warranty provided to consumers because we are on the Good Contractors List.

Our standard workmanship warranty is 5 years on most residential projects. We can offer commercial warranties for 20-40 years for TPO and Kool Roof coating applications. Ask your sales representative for current warranty details specific to your project.

Many manufacturer warranties are transferable to a subsequent homeowner, which can be a meaningful selling point for your property. Transfer terms vary by manufacturer and warranty level. We pay for and register your product warranties on your behalf and will walk you through transferability at the time of project completion.

Certification from major manufacturers like GAF and TAMKO means we have been trained and vetted to install their products correctly. This unlocks access to their highest-tier warranty programs — warranties that non-certified contractors simply cannot offer. It also means the manufacturer stands behind both the product and the installation when a certified contractor performs the work.

Directorii is a third party, independent consumer platform that vets their contractors via background check, the contractor’s financial stability and customer satisfaction.

This means that if something goes wrong with a project booked through Directorii, homeowners have financial recourse backed by Directorii's $250,000 guarantee. This is an added layer of protection and peace of mind that very few contractors can offer.

After the Job - Follow-Up & Maintenance

Once installation is complete, we will walk the property with you to confirm everything meets your expectations. A Certificate of Completion, and final invoicing will be submitted, and your manufacturer warranties will be registered in your name.

We recommend the following:

  • Keep gutters clear of debris, especially after storms
  • Trim overhanging tree branches regularly
  • Have your roof visually inspected after major hail or wind events
  • Never pressure wash your shingles
  • Schedule a professional inspection every 3 to 5 years

North Texas is one of the most challenging roofing environments in the United States. Yes - virtually all of DFW is in a high-risk hail zone. If you haven't had a professional roof inspection in the past two to three years, there is a reasonable chance undetected hail damage exists on your roof right now.
