What Drives Insurance Premiums In High Wind Areas?

Oct 7, 2024

There are many factors that affect insurance premiums, deductibles and coverage limits. However, in DFW, where we are prone to damaging windstorms, there are 4 factors that have a greater impact than any others.

Location – DFW is in the highest wind and tornado prone area, Zone IV.

  • Zone I –  up to 130 mph winds
  • Zone II –  up to 160 mph winds
  • Zone III –  up to 200 mph winds
  • Zone IV –  up to & beyond 250 mph winds

These zones can be used to estimate how wind speeds affect structures not designed to withstand such forces.

Your homes design and build – buildings are subject to several types of wind force.

  • Uplift pressure which can cause the roof to rip away
  • Shear pressure which can cause tilting or leaning
  • Lateral pressure which can cause movement or sliding
  • Large flat surface areas are subject to greater wind loads than smaller surface areas

Type of Roof and Roof Materials

The type of roof you have matters. Hip roofs are more aerodynamic and allow wind to flow over its surface more easily than a gable roof whose ends are subject to wind load (see drawing below).

The materials you choose also matter. Impact resistant shingles that withstand hail and shingles designed to withstand high winds are an excellent choice to combat the effects of extreme weather. The quality of installation matters as well. A roofing professional that understands what is required to combat extreme weather conditions can help you decide on a roofing system that will better protect your home and your pocketbook.

The Age of Your Home

A newer home is more likely to be in better condition than an older one. Recent improvements in wind specific building codes make it more likely to fair better in high wind situations.

Measures Homeowners can take to better protect their homes and save on insurance premiums.

  • Understand your wind zones and building codes.
  • Choose construction materials that can withstand high winds& hail and a professional roofer that can install a system that performs to the best of its ability.
  • Maintenance!!! Maintain the condition of your roof regardless of its age and construction. Keep gutters clean, trim trees away from eves and have your roof inspected regularly by a reputable roofing professional.
